Wix Distribution Center is a 543,000 SF warehouse located on I-85, twenty minutes west of Charlotte in Gastonia, NC.  The building has 23’-35’ clear heights, a fully air-conditioned warehouse and contains abundant onsite trailer parking.  The property was acquired by Citimark in 2019 in an off-market transaction and represented Citimark’s entry into the Charlotte market.  At the time of acquisition, the property was 100% leased to Mann + Hummel (parent company of Wix Filters) with less than five years remaining on their lease and a below market rent in place.  Citimark, along with the tenant, executed on a long-term capital plan that included replacing the roof, redoing parking lots and truck courts, replacement of all HVAC, new exterior paint and significant dock door and equipment upgrades.  The property was sold to a global real estate investment management firm in 2022.
